Once you’ve accepted a buyer’s offer on your home, he or she will hire a home inspector. The inspector will go through the whole house and the grounds, looking for things that could eventually cost the homeowner money to repair.

Every home has issues that turn up on an inspection report – even new homes – so you can expect the inspection to come back with at least a few items.

Usually, the buyer has a few options after receiving the inspection report. The buyer can:

  • Ask you to make repairs
  • Ask you to take money off the home’s purchase price so he or she can make repairs
  • Walk away from the deal

If the buyer asks you to make repairs, it’s totally up to you whether to do them. Should you agree, it’s up to you to find and hire contractors; you’ll also have to provide the buyer with proof that the repairs are complete.

You can also counter-offer by asking the buyer to pay a lower sales price. In some cases, buyers actually prefer that; that’s because they’re in charge of choosing the contractor and supervising the work that’s done on the home.

Of course, you can also decline altogether. That’s not always the best choice, though, because if you lose these buyers, the next ones will encounter the same issues.

The best thing you can do is talk to your real estate agent about what’s reasonable and what’s not. Your agent can give you the guidance you need to make the right choice when it comes to buyers’ requests for repairs.
