What’s a Roof Certification?
If you’re like many homebuyers in Tampa Bay or anywhere else, you’ve heard of a roof certification but you’re not quite sure what it includes or what it’ll tell you. Here’s the scoop.
What is a Roof Certification?
A roof certification, which doesn’t come as part of a home inspection report (in most states, home inspectors don’t typically cover roofs, unless you hire a specialty inspector), requires the roof inspector to climb up on the roof and provide you with details about what he or she finds.
The things a roof inspector will look for include:
- Movement on the roof
- Problems with ridges, caps or drip edges
- Condition of your roofing materials
- Condition of the flashing around pipes, chimneys, vents and valleys
- Problems near mounted HVAC units
- Soundness of downspouts and gutters
If the roof doesn’t need any repairs, the inspector will most likely estimate how much longer the roof will last, as well as certify its inspection. Most of these types of inspections are good for between two and five years. If the roof does need repairs, you can have them performed – and then the roofing company will issue a roof certification.
